Overview of the Business:

We provide HDTV, high speed internet and telephone for a 55+ active adult condominiumized community. Our fee is collected monthly through the association dues. There is no opting out of the service. All repairs,installations, etc. are handled by Cavalier telephone and Dish Network. There are 40 more homes to be built that will be added on to this system. The company has no debt and was commercially appraised within the last 6 months. All collections are handled by the association's property manager. Monies are paid monthly by the property manager. This is an excellent long term investment. We currently have a 7 year static contract with the providers, Cavalier Telephone.

Property Features and Assets:

We own all the fiber optics and most of the equipment for the 130 homes we are now in. There will be 40 more homes built to finish out this development. The property is located in a retirement community in Delaware. The assets were appraised at $900,000 and there is no debt.

Market Competition and Expansion:

There is a possibility to expand from this community to an adjoining community that will be built in the future for around 400 additional units.
